Geelong + Drysdale

Jeannette Ernst Conveyancing Professionals has handled conveyancing across Greater Geelong and the Bellarine Peninsula for more than 30 years, under licence number 001780L. We work from two offices, 15 Yarra Street in central Geelong and 15 Hancock Street at Drysdale, so wherever your property sits in the municipality there is a counter you can walk into.

Whichever suburb you are buying in, send us the contract and Section 32 before you sign. We will read it and come back to you within 24 hours, free of charge, and there is no obligation to use us afterwards.

What the paperwork looks like around Geelong

Greater Geelong is not one property market and the contracts reflect that. The established suburbs on both sides of the Barwon River are mostly older titles, where easements and covenants matter and building permits from the last seven years have to be disclosed properly. The growth corridor south of the city is the opposite problem: new estates, plans of subdivision that are not registered yet, developer contracts and design guidelines that run with the land.

On the Bellarine the questions change again. Coastal titles bring owners corporations, holiday letting arrangements, overlays and, on some streets, septic and drainage histories worth understanding before you commit. Out in the rural north west it is acreage: zoning, water, bushfire overlays and the gap between what was built and what was ever permitted. We read for the issues that actually belong to your suburb rather than working from a checklist.

Selling anywhere in Greater Geelong

We prepare Section 32 vendor statements quickly, so your agent can have the contract in hand while buyer interest is still fresh. Agents right across the municipality deal with us every week and know we will not be the reason a campaign stalls. If the property has had work done over the years, or there is a subdivision behind it, tell us early and we will make sure the vendor statement discloses what it needs to.
