What we see in Winchelsea property

Much of the current buying is in the new estates, where land is often sold before the title has issued. Off-the-plan and land-only contracts carry sunset dates, building envelopes, developer covenants and design guidelines that bind you long after settlement, and the timing of settlement itself hangs on when the plan registers. We read all of it and explain in plain English what you are agreeing to, and we keep an eye on the sunset clause so a delayed title does not catch you out.

The old town is a different job: weatherboard and bluestone homes on generous blocks, many extended over the years, some with heritage controls near the river.
