What we see in Belmont property

Most of Belmont is established housing, brick and weatherboard homes built from the 1950s onwards, and plenty of them have been extended or renovated since. The Section 32 has to disclose building permits issued in the last seven years, so when a home has had recent work we check that the paperwork matches what is actually on the ground. Older subdivisions also mean older titles, and we read them for easements and covenants that can affect fences, sheds and future plans.

Belmont’s bigger blocks have been steadily giving way to units and townhouses, especially around High Street. Many of these share a driveway or common property, which brings an owners corporation into the picture. If you are buying one, the owners corporation certificate in the Section 32 tells you the fees, the state of the maintenance fund and whether any special levies are coming. Small schemes of two or three units are sometimes inactive, and that is worth knowing before you sign too.
