What is different about property in the Geelong CBD
Central Geelong is not one kind of property. Within postcode 3220 you will find apartments and townhouses over the waterfront, period houses on the older streets, converted warehouses, and mixed use buildings with a shop below and a residence above. Each of those brings something different to the contract.
Owners corporation properties. If you are buying an apartment or a townhouse, the Section 32 has to include the owners corporation certificate. It sets out the fees, the balance of the maintenance fund, any special levies coming, and whether there is a dispute running. Getting that certificate takes time, so if you are selling, it is the single thing most likely to hold up your vendor statement. We order it the day we are instructed.
Older homes and overlays. Parts of central Geelong sit under planning overlays, including heritage controls in some streets. An overlay does not stop you buying, but it can change what you are allowed to alter later. We read the planning certificate properly and tell you what it means in plain English before you commit.
Mixed use and commercial. A shop with a flat above is a different transaction to a house, particularly around GST and whether the sale is a going concern. If that is what you are looking at, say so early and we will handle it as a commercial matter from the start.
