Bushfire is the first thing we look at on an Anglesea contract. The town burned in the Ash Wednesday fires of 1983 and most of it now sits inside a Bushfire Management Overlay. The Section 32 must disclose the overlay, and it flows into the building standard for any future work, into what your insurer wants to know and, for some lenders, into finance. It does not have to stop a purchase, but the conversation belongs before you sign.

The housing is a genuine mix: original timber beach houses from the 1950s to the 70s, plenty of them still standing, alongside architect-designed rebuilds on the bush blocks. Where a home has been renovated or rebuilt, the vendor statement has to disclose building permits from the last seven years and we check the paperwork against what is there. Low land near the river carries flooding controls, and vegetation protection sits over the bushier streets.
